Developer Wang At It Again...

Latest Plan for Wang Property to Have Hearing
Mr. Wang is once again trying to bring a mega housing project into Plainview. The problem with the last project and with this one is that his project which includes an 890 multiple housing unit among other buildings. This will overburden our schools which will result in our tax bills going even higher. If they can not raise our tax bills then the services will suffer. Then consider how crowded old country road is now. Our roads will be in worse shape if this plan were to go forward. Mr. Wang should focus more on improving his hockey team then overcrowding our town

  1. I am concerned about the school taxes as much a anyone. I have one kid in Old Bethpage elementary school and another who will be going in to the school in 2 years. My understanding is that the commercial part of the site plan, which will include the new location of our Shop Rite, will result in an increase of tax revenue for the school district without the cost of educating the children. As far as the residential portion, a representative from the builder knocked on my door and informed me that two-thirds of the homes will be sold to those over 55 and only one-third will be sold to all ages which will result in additional funds and a tax surplus. The net result if developed properly is that this development should reduce school taxes rather than increase them. This new site plan in my opinion is much better and more beneficial to the community than the prior plan. Of course no development is preferable but that is not realistic.

  2. I agree with the comment above, this could work for the community and be of great benefit. Our aging seniors need a place to live as do our younger generations who are leaving Long Island in the 'brain drain'. The community that was built off the Long Island Expressway was met with the same claims of too many children burdening the school system and theories of increased property taxes---the exact opposite has taken place.

  3. This project will bring needed jobs to the Island and in the long run will provide a needed increase in funds for the school system. Lets not stand in the way of progress.

  4. I would not agree. Our taxes are already out of control. Our aging schools need repairs that we some repairs that we can not afford. Our schools own attorney stated in a budget meeting a few years ago that we would have a deficit in our schools in the millions of dollars . That is not a rumor, that is a fact. To think about a mega housing project will only put our school facilities under more stress than they are now. Their claim of 2/3 to people over 55. I would not believe that to be true. Consider that it is true for now. Plainview residents would probably get first preference. As these empty nester residents move out at a large pace you would then have a bigger influx of children then a normal progression of change resulting in more stress on the schools . besides we have more than enough homes in plainview for sale . We don't need anymore housing in Plainview. How about adding an industrial park over there to help our deteriorating tax base. That would be better

  5. I live very close to the border between Melville and Plainview. I recall when the Greens in Melville was approved the school district had the same concern and that development was 80 single family homes and 1000 age restricted homes. Instead of increasing school children the number of students stayed the same and the tax revenue increased dramatically. In that case first preference was given to residents in the surrounding area.

  6. When you drive down Old country road now it is overcrowded with cars . Just imagine the nightmare of driving with all this new proposed housing. It would be impossible to drive anywhere on Old country Rd. We need good solid business to be created or grow on long island for the younger generation then we can talk about housing. If they don't have a job then they will not be able to live here

  7. Let's not be foolish and kill this plan like the locals did with "Olde Plainview". I'm tired of the NIMBYs. Wang can build office buildings surrounded by a huge parking lot as of right - no zoning changes necessary. But wouldn't it be better to have a new supermarket (no more elbow to elbow and bumper to bumper in Morton Village), a place for over 55s to age in place, parkland for the public, and all the tax revenue this development will provide? How high do our taxes need to go before we do something about it? School capacity is a reasonable concern, though I am doubtful that this project will have an impact, and remember that the POB district owns 2 other school buildings (Jamaica Avenue and Fern Place)in good shape which are currently leased and could be recommissioned if there is an explosion of kids in the coming years.

  9. Just look at the housing market now . There are more for sale signs up now then there has been in years . People can not afford to buy homes now. Why ? because the jobs are not there. We need to get people back to work before we will have a market for new housing. What kind of tax revenue are we talkking about? The last study they did for wang's first project projected the need to widen parts of Old Country Rd . Who do you think is going to get stuck paying for that ? the tax payers. We need more companies like Cannon which is building a new office building . Now that is where you get real tax revenue from.Not from a few contractors who use day laborers for residential construction. Those are not real jos being created. As far as the schools go , with the first project there was talk of the need to upgrade the facilities. Leaving for work a little earlier and having patience does not pay the additional cost of my already skyrocketing tax bill. Let Wang build office buildings , we dont need housing. As far as POB having two other schools , I do not think they own them any more. Even if they did , if we were to use them then it would cost us in lost tax revenue .

    1. The district owns Fern Place and Jamaica Avenue (not sure about Country Drive), and leases them to other organizations. The district continues to staff and maintain those buildings - school board minutes show $ for sidewalks, roofing, etc.

  10. It is laughable that people continue to point to an increase in children. People are waiting longer and having LESS children- not more.

  11. The fact is that the average family has 2 children . So according too Wangs proposal, there would be just under 300 homes for families. Does our school really have the capacity to add at least 150 children to our school? Not without hiring more teachers, upgrading the school facilities, and watching our school tax bills continue to skyrocket.

    1. Was this math problem solved using "investigations"?....In any case, the same was said about Olde Plainview, but it never happened. There will not be 600 kids at any one time going into any one school and grade in the District.

  12. If you look at similar properties in the area you will see that children are not born all at once. They are spread out over time. Typically it is more like 1-2 kids per 2-4 years added to a school. Not really a huge impact---at all.

  13. Let us not be naive here. The same developer built Meadowbrook Point and when they could not sell all of their units, they appealed to the Town of Hempstead and had the age restriction lifted. There is legislation in the state to give tax breaks to age restricted communities. If this passes, we will have to build additions to our schools, but WILL NOT get the tax revenue to support them. Do not believe self-serving people who knock on your door. Get informed with the REAL FACTS.
